Society introduces new residential and buy-to-let Visa products

Hinckley & Rugby for Intermediaries is pleased to share that we have launched four new two-year discount Visa products, available from 9am on Friday 5 June 2026.

The new products include two residential Skilled Worker Visa products available up to 95% LTV and two Visas Buy-to-Let (BTL) products, including a personal and Ltd Company option, giving brokers greater flexibility when supporting clients living and working in the UK on eligible visas.

The launch follows recent changes to the Society’s Visa criteria, including the introduction of a minimum income requirement of £41,700 for single residential Skilled Worker Visa applicants. The requirement does not apply to applicants employed in teaching roles, the NHS or private healthcare settings. For Buy-to-Let the minimum income for a single Visa Buy-to-Let applicants is £35,000.

The Skilled Worker Visas proposition continues to offer real flexibility, with no minimum time required in the UK and no minimum time remaining on the visa and a manual underwriting process that considers each case individually. This product range accepts applicants from the following visas types: Skilled Worker, Health and Care, Global Talent, BNO and Ancestry.

Skilled Worker Visa product details

Both products are available for purchase and remortgage offering £250 cashback. The products also carry a £800 completion fee and a payable valuation fee. The new products are as follows:

Visas Buy-to-Let product details

Both products are available for purchase and remortgage and carry a £250 application fee, a £999 completion fee, and a payable valuation fee.

Interest Coverage Ratio (ICR) calculations are set at 125% for basic rate taxpayers and 145% for higher and additional rate taxpayers on personal applications, and a flat 125% for limited company borrowers, competitive benchmarks that should support a broad range of landlord clients.

Greater flexibility for complex cases

As with all lending at Hinckley & Rugby, every Visa application benefits from manual underwriting. Rather than relying on automated credit scoring, each case is individually assessed by an experienced underwriter, enabling brokers to discuss complex circumstances and receive a considered, human decision.

Our Visa proposition is designed to support a broad range of borrowers, including those who may not meet the criteria of high-street lenders. Combined with flexible Visa requirements and individual case assessment, the new products provide brokers with additional options for clients seeking residential or buy-to-let finance while living and working in the UK under eligible visa arrangements.
