As part of our ongoing drive to support deserving applicants who are typically neglected by most high street lenders, we’ve launched a range of mortgages to help skilled foreign workers own their own home or invest in the UK property market.

Barrier busting criteria

  • No minimum residency within the UK is required
  • No minimum income requirements
  • No minimum time remaining on the Visa is required.
    (If there is less than six months remaining on the current visa, confirmation the applicant will seek an extension is required)
  • 1-year employment track record is required
  • We welcome joint applications on the same terms, where the partner is on a spousal visa
  • Residential lending is available up to a Maximum LTV of 95% (restricted to 90% LTV if residency within the UK is less than 12 months)
  • Buy to Let lending is available up to 75% LTV

Is your client purchasing a new-build?

For new-build purchases, we can accept builder deposits of up to 5% with no adjustment of the purchase price for LTV purposes. This means we can offer up to 90% LTV gross to visa holders regardless of their UK residency period. Applicants simply need to match a builder’s typical 5% deposit-paid deal – making a new-build more affordable.

Visa Buy-to-Let criteria

  • Limited Companies are not acceptable
  • Property must meet minimum Interest Coverage Ratios, Top-slicing is not permitted
  • Applicants who don’t own a UK residential property will need to confirm residency status as part of their application

Extra need-to-knows

  • Only available on a repayment basis
  • Contractors accepted
  • Self-employed applicants not considered
  • Must be able to provide proof of address in the UK
  • Deposit for purchases must be held in a UK bank account
